According to proposed plans, about 10,000 new homes could potentially be built in Fernvale North near the Tampines Expressway.
The Urban Redevelopment Authority (URA) is currently preparing an 18.9ha site bordered by Jalan Kayu, Fernvale Street, the TPE and the upcoming Sengkang West Drive for housing.
Proposed changes to the URA master plan, which was released on April 29 indicate that the location, which property analysts say could host a mixture of public and private projects, will have parks, a house of worship, as well as an medical and health facility.
The project is expected to help meet the housing needs in the area, and will offer residents social and community amenities, commercial and recreational facilities, better access to parks and improved road connectivity.
The site, about 35 football fields in size, is located near the Seletar Aerospace Park as well as an industrial zone located in Seletar West that will be developed.
Nearby amenities comprise Two LRT stations, Thanggam and Kupang, as well as Sengkang Riverside Park.
The proposed amendments would include altering the plot ratio for land parcels from 3.9 to 4.2. The plot ratio is a determinant of the amount of development allowed on a land parcel.
The site is able to produce anywhere between 8,000 and 12,000 units.
A mix of Build-To Order (BTO) flats as well as executive condos, condominiums and executive condos could be built on the site.
There may be a need for BTO flats in Sengkang because the last public housing project that was launched in the year 2019.
Some residents have lived in the area for 10 to 20 years, and are seeking to move to private homes. Parents may wish to be closer to their children who already live in the area.
The location of the site is strategically placed to help support the workforce of the nearby Punggol Digital District as well as Seletar Aerospace Park.
An undeveloped industrial enclave in Seletar West Road is situated about 2km from the Fernvale site.
The area could attract people to support future development of commercial and industrial enclaves in the area.
The Seletar Link Flyover near the Fernvale plot was inaugurated in January. It connects Seletar Link to TPE in order to facilitate the anticipated increase in traffic caused by new developments in Punggol.
When it is completed, the brand newly constructed Sengkang West Drive will provide motorists with a new road route to Sengkang town.
A large residential plot could help meet the demand for housing in the area.
The residents of Sengkang have been seeking a bigger home, as they’re getting married.
I’ve spoken to authorities about this request and I’m pleased that this plot is growing.
The two LRT stations nearby will link future residents with other amenities in Sengkang.
The site is the former Greenridge secondary school, in Bukit Panjang, new homes could be constructed.
The school, which had been located at the Bukit Panjang Ring Road site since 1992, was merged with Fajar Secondary School in 2023 and moved to the latter’s location in Gangsa Road.
The 33,195 sq. metres. parcel has been rezoned from an educational institution to a residential area to meet the housing demand in the region as well as to allow residents to better access facilities and transport.
The land could yield around 700 flats, or 1000 private apartment units. The developer said the plan is more likely to be a BTO because of the limited amount of new apartments that are available within the estate.
The most recent BTO project to be launched in Bukit Panjang was Petir Park Edge in December 2023, which consisted of two-room flexi flats for 143 as well as 191 four-room units. This project was announced in the year 2016, which was the final time prior to.
Between 550 and 650 units five and four-room apartments could be constructed on the land because of an absence of larger units being launched within the estate.
